Prices The price of the accommodation includes the following: Gas, water, electricity, linen, hot water and central heating and VAT.

Pets We do not allow pets in the Pine, Larch, Elm or Juniper lodges. Well-behaved pets are permitted by prior arrangement only at the additional cost of £25.00 per booking in the Dell lodges Ash and Birch. Pets are not allowed on the furniture or beds and are not to be left unattended in the lodges at any time. Pets must be under the control of a responsible adult at all times.

Acceptance of Children Children of all ages may form part of the party in the Pine, Dell, Larch and Juniper lodges. We do not allow children in the Elm lodge. Children must be supervised at all times especially when they are in the hot tubs.

Cancellation and Insurance By making your booking, our agreement is a legal contract. We recommend that you take out insurance to cover cancellation costs.

Payment We ask for a deposit of £100 per short break or per week on booking and the balance four weeks before arrival.

Cancellation prior to arrival If you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for 25% of the agreed price of the booking. Any money in excess of 25% will be refunded. If we do succeed in re-letting the booking, you are no longer liable for the deposit and balance, We will refund these to you less a £5.00 administration fee.

Hot Tubs in the Pine and Dell Lodges Due to the time required to heat the water in the hot tubs they may not be up to temperature at normal check-in times. Hot tubs are not to be used after 23:00.

Non-availability of Accommodation We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation. If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

Arrival Your accommodation will be available to you from 15:00 on the day of arrival, unless otherwise arranged. We may not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing your accommodation.

Late arrival procedure Please ensure you contact us to let us know if you will be arriving after 18:00.

Departure Please leave the accommodation before 10:00 on your day of departure, unless otherwise arranged. All rubbish should be removed from the lodge and it should be left in a reasonably clean and tidy state.

Damages and Breakages Please take care when staying in our property. You are responsible and liable for any breakages or damages to the accommodation or its contents that you have caused. All we ask is that you report any incidents as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.

Liability We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Privacy Policy Any data collected during the course of this booking will be stored on our computer(s). We will not share your details with any third party.
